Azur has partnered with leading wealth management firm K&B Financial Group to provide bespoke finance alternatives and tax efficient structures. In general:

Panamian residents

Mortgage up to 95% of the property value.

Overseas investors

Mortgage up to 70% of the property value.

Land

No financing is available to buy land for any investor.

On 1 January 2019 the property tax decreased and the tax exemption limit increased. Great news for homeowners of all citizenships as it only differs between primary and secondary residences.

Primary residences

0 - 120,000 USD = exempt from taxes.
120,001 - 700,000 USD = 0.5% tax rate.
700,000+ USD = 0.7% tax rate.

A 300,000 USD house = 900 annual tax

Secondary residences

0 - 30,000 USD = exempt from taxes. 30,001 - 250,000 USD = 0.6% tax rate.
250,001 - 500,000 USD = 0.8% tax rate.

2010

The Azur hills are purchased and reforestation begins.

Azur is today home to a plethora of flora and fauna, from howler, white face and spider monkeys to whitetail deeer and countless species of birds.

2013

The new airport in Pedasí (30 minutes from Azur) opened.

2014

Zoning for a low-density gated community is completed, the masterplan is drawn up and road construction begins.

2015

Three wells were drilled, pipework was laid in parallel with the construction of XXX cisterns that will be able to provide XXX - enough for a large pool for each lot.

2016

The Ministry of Public Works (MPW) paved the road between Cañas and Playa Venao.

2017

Roads, water supply and drainage are completed for each lot and the MPW finished the 130km road improvement between Divisa and Pedasí.

2018

Azur’s electrical grid permit is approved and contractor evaluation begins. Salceda + Carballeda are engaged as architects for the project.

The MPW approved a 16.5 million investment to expand the national highway by 40km to Cañas from Los Asientos. The work will complete in 2020/21.

2019

Electricity is being installed and the sale of lots begins.
